The August 2026 Market Watch from TRREB reports 5,057 sales across the GTA, down 2.1 per cent from August 2025. The average selling price came in at $993,410, down 2.7 per cent year over year. Those are the headline numbers most people see. They are also the least useful ones, because they treat every property type as though it is doing the same thing. It is not.
Here is what August 2026 looked like when you separate it by home type.
Detached homes accounted for 2,399 of the month's 5,057 sales. The average price was $1,288,669, which is just 1.8 per cent below August 2025. Sales volume was up 0.5 per cent year over year.
Within that total, the 416 area (City of Toronto) saw detached prices rise 3.6 per cent, with an average of $1,525,749 across 550 sales. The 905 area was slightly softer, with prices down 0.4 per cent to an average of $1,218,148 across 1,849 sales.
Put simply, detached is the steadiest segment in the market right now. Prices have barely moved, and sales volume ticked up. For sellers of detached homes, this is close to neutral territory. For buyers, it means the discounting window that existed earlier in the year has largely closed on detached product.
There were 439 semi-detached sales in August 2026, with an average price of $931,665, down 5.0 per cent year over year. Sales were up 0.9 per cent.
The 416 averaged $1,110,639, down 1.8 per cent. The 905 averaged $830,033, down 7.2 per cent.
Semi-detached is a transition product for many GTA buyers. It sits between townhouse and detached pricing, and it is often the first step for move-up buyers leaving a condo. The 5 per cent decline overall, and the sharper drop in the 905, suggests this is where buyers still have some negotiating room, particularly in the suburbs.
Townhouses recorded 832 sales in August, with an average price of $786,817. That is down 8.6 per cent year over year, the largest decline of any home type this month. Sales volume fell 9.5 per cent.
The 416 averaged $797,856, down 12.9 per cent. The 905 averaged $784,086, down 7.5 per cent.
Both sales and prices are down materially. This is worth understanding. Townhouse supply in the GTA has grown substantially over the past several years as new developments delivered product into the market. More supply with softer demand produces exactly this result: lower prices and fewer transactions.
For buyers looking at townhouses, August's numbers say clearly that this is the most buyer-friendly segment. For sellers, it means pricing to the current comparable sales is essential. Listing at last year's number and waiting will not work in this segment right now.
There were 1,330 condo apartment sales in August, with an average price of $617,593, down 3.6 per cent year over year. Sales volume fell 2.6 per cent.
The 416 averaged $651,648, down 2.1 per cent across 885 sales. The 905 averaged $549,868, down 7.6 per cent across 445 sales.
The condo market continues to carry more inventory than any other segment, with active listings elevated and months of inventory above the balanced market threshold across most GTA districts. The decline is more moderate than townhouses, but the story is the same: supply is outpacing demand, and prices are adjusting downward as a result.
One distinction worth noting. Condo apartments in the City of Toronto are only down 2.1 per cent. That is a much smaller decline than the 905, where suburban condos have fallen 7.6 per cent. The urban condo market is absorbing the pressure more easily than the suburban one.
The pattern is clear. Detached homes are holding value. Semi-detached is softening modestly. Townhouses and condos are the segments where buyers have the most leverage.
For move-up buyers thinking about selling a condo or townhouse and buying a detached home, the arithmetic has changed. The gap between what you sell for (declining) and what you buy for (stable) is widening. That is not necessarily a reason to wait, but it is a reason to run the numbers carefully before assuming last year's equity translates to this year's purchasing power.
For sellers of detached homes, the market is working for you, but not spectacularly. Homes sold at 97 per cent of list price on average in August, with an average of 33 days on market for detached product. That is healthy, not heated.
New listings across all home types dropped 14.1 per cent year over year to 12,075, while active listings fell 11.3 per cent to 24,482. Less choice for buyers could shift the balance toward sellers over the coming months, but that depends on which segment you are in and how your specific neighbourhood is trading.
