The First Ten Days: What Your Listing Tells You Before Any Offer Arrives

Most sellers spend the first ten days of a listing waiting for an offer. That is the wrong thing to watch. In those ten days your listing is producing a steady stream of information about how the market is reading your home, and almost all of it arrives before anybody writes anything down.

If you know how to read it, you can correct course in week two rather than in month two. If you do not, you find out in six weeks, by which point the correction costs considerably more.

The three signals, in order

A listing generates three things, and they happen in sequence. Views of the listing online. Showings booked. Offers written.

Each one is a filter. People see the photographs and the price, and some of them book a showing. People walk through the house, and some of them write an offer. Where your listing stalls tells you exactly which part of the presentation is failing.

Hardly anybody uses this, because sellers are trained to ask only one question, which is whether there has been an offer.

Plenty of views, very few showings

People are finding the listing and choosing not to come. They have seen the photographs, the price and the description, and something in that combination has told them not to bother.

In practice it is almost always one of two things. Either the photographs are not doing the house justice, or the price is asking people to imagine something the images do not support.

The correction here is rarely a price drop first. It is more often the presentation. Reshoot in better light, restage the rooms that photograph badly, rewrite a description that lists features instead of explaining the house. This is the cheapest correction available and it is the one most often skipped, because reducing the price feels decisive and reshooting feels like an admission.

Plenty of showings, no offers

This is the opposite problem and it is more serious. People are coming, which means the photographs and the price worked well enough to get them through the door. Then they walk through, and they leave.

Something inside the house is not matching the expectation the listing set. It might be condition. It might be layout, or a room that reads much smaller in person, or a neighbouring property that does not appear in any photograph, or a smell that nobody has told you about because nobody tells you about smells.

Whatever it is, the gap is between the promise and the property, and the only two levers are to fix the thing or to adjust the price so that the thing is priced in.

Ask your agent for the feedback verbatim. Not a summary, not "they liked it but". The actual words. If three separate buyers said something similar, that is not opinion, that is a finding.

Few views at all

The listing is not reaching people. That is a marketing and exposure question, and it is worth asking directly how the listing is being distributed and where it is appearing.

Why the first ten days carry more weight than the next thirty

When a home comes to market, the buyers who have been searching in that area and that price range for weeks all see it at once. That accumulated pool of ready buyers turns up early, and then it is gone. Afterwards you are drawing only from new buyers entering the market.

This is why a listing that starts at the wrong price rarely recovers by simply waiting. The best-informed and most motivated audience has already seen it, formed a view, and moved on. A price change six weeks later goes out to a much smaller and less urgent group.

It is also why the first ten days deserve genuine attention rather than patience.

Staging and pricing. Those two words come up again and again in the reviews I have been given, and they are precisely the two levers the first ten days are measuring.

Your week two review

Ten days in, sit down and answer these five questions honestly. This works whether your agent brings them to you or not.

How many times has the listing been viewed online? How many showings has that produced, and what is the ratio between the two? What did buyers say, in their own words, after walking through? Of the homes that competed with mine and sold in the last ten days, what did they have that mine does not? Given all of the above, is the problem the photographs, the property or the price?

Answer those and the next decision usually makes itself. That is the point of asking rather than waiting.
