Most sellers spend months thinking about listing and then two days getting ready. The result is a home that goes live before it is ready to compete, and a price correction three weeks later that could have been avoided.
The six weeks before your listing goes live are the weeks that determine your outcome. Here is a working timeline, in order, of what to do and when.
Before you touch anything, walk through your home as though you have never seen it. Start at the kerb. Look at the driveway, the front door, the condition of the porch. Then go inside and move room by room, noting everything that catches your eye.
You are looking for three categories. Things that are broken and need repairing. Things that are cluttered and need removing. Things that are dated and could be refreshed with paint or hardware rather than a renovation.
Write them all down. Do not prioritise yet. The list is the starting point, and the next five weeks are for working through it in the right order.
Buyers notice maintenance issues, and their inspectors find the rest. A dripping tap, a cracked tile, a door that does not latch properly. None of these are expensive to fix. All of them, left unaddressed, give a buyer a reason to negotiate your price down or walk away entirely.
Fix anything structural or mechanical first. That means plumbing, electrical, roof leaks, and furnace issues. Then move to cosmetic repairs. A fresh bead of caulking in the bathroom costs five dollars and takes ten minutes.
If you are unsure which repairs matter most, ask your agent before you spend money. Not every fix returns its cost. The goal is to remove objections, not to renovate.
Buyers need to see themselves in the space. They cannot do that when the space is full of your life. Family photographs, collections, the treadmill in the spare room. None of these things are wrong, and all of them make it harder for a stranger to picture living there.
Start with the surfaces. Clear every countertop, every shelf, every windowsill down to one or two items at most. Then move to the cupboards and wardrobes, because buyers open them, and a packed cupboard reads as "not enough storage."
Box what you are keeping and store it offsite or stack it neatly in the garage. The house does not need to be empty. It needs to feel like there is room for the next person's life.
A fresh coat of paint in a neutral tone does more for a listing than almost any other single investment. If the walls are scuffed, yellowed, or painted in a colour that made sense in 2014 but reads as dated now, this is the week to address it. Stick to warm whites and soft greys.
After the paint dries, do a deep clean. Not a regular clean. A move-out level clean. Baseboards, light fixtures, behind appliances, inside the oven, grout lines in the bathroom. If you are not going to do it yourself, hire a professional crew. Budget between $400 and $800 depending on the size of the home.
Replace any burnt-out lightbulbs and consider upgrading to higher-wattage bulbs in darker rooms. A bright room photographs well and feels larger in person.
You do not need to stage every room. The three that matter most are the living room, the primary bedroom, and the kitchen. Those are the rooms buyers spend the longest looking at, both online and in person.
Staging can be as simple as rearranging what you already own. Pull furniture away from the walls to create conversation areas. Add fresh towels in the bathroom, a plant on the dining table, a throw on the sofa. If the furniture is worn or the layout is awkward, a staging consultation typically costs between $300 and $500, and a full staging runs $2,000 to $5,000 depending on scope. Ask your agent whether staging is likely to return its cost in your price range.
This is the week your agent brings in the photographer. Professional listing photographs are not optional. They are the first showing, because the vast majority of buyers start their search online.
Your agent should also present a pricing strategy this week, supported by comparable sales data from your neighbourhood. The right price is not the highest number you can imagine. It is the number that attracts the most qualified attention in the first seven to ten days, because that is when your listing gets the most traffic.
Do a final walkthrough the day before the listing goes live. Check every room with fresh eyes. Make sure every light works, every surface is clean, and the home smells neutral. First impressions are formed in seconds, and you do not get a second chance at them.
