How School Catchments Work in Ontario

October 21, 2026

The Question That Changes the Search

A family relocating to Toronto finds a house they love. The price is right, the neighbourhood looks good, the commute works. Then they ask which school their children would attend, and the answer changes everything. The school they assumed was nearby is not the one their address falls within. The one they are zoned for is twenty minutes in the other direction.

This happens more often than it should, and it happens because school catchments in Ontario do not follow the boundaries most people expect. Understanding how they work before you start looking at houses saves you from falling in love with a property that does not fit your family's needs.

What a Catchment Area Is

A catchment area, sometimes called an attendance boundary, is the geographic zone assigned to a specific school. If your home address falls within that zone, your child has a right to attend that school. If it does not, your child may still be able to attend, but only if space is available after all in-catchment students have been accommodated.

Ontario has four publicly funded school systems: English public, English Catholic, French public and French Catholic. Each one draws its own catchment boundaries independently. That means a single address can fall within four different sets of catchments, and none of them will necessarily line up with one another.

The English public system is administered by district school boards. In the GTA, the two largest are the Toronto District School Board, which covers the City of Toronto, and the York Region District School Board, which covers Vaughan, Markham, Richmond Hill, Newmarket and the surrounding municipalities. Each board sets its own boundaries and reviews them periodically.

How to Find Your Catchment

Every school board in Ontario publishes a boundary lookup tool on its website. You enter an address, and the tool returns the designated school for each level, typically elementary, middle and secondary. This is the only reliable way to confirm which school serves a specific property. Assumptions based on which school is closest, or which school a neighbour's children attend, are not reliable. Catchment boundaries do not follow straight lines and they do not always align with municipal or neighbourhood borders.

For the Toronto District School Board, the tool is available on the TDSB website under "Find Your School." For the York Region District School Board, the equivalent tool sits on the YRDSB website under "School Locator." Catholic and French-language boards have their own lookup tools as well.

If you are searching for a home in a specific catchment, run the address through the tool before you book a showing, not after you have made an offer.

Catchments Are Not Fixed

This is the part that catches people off guard. School boards review and adjust catchment boundaries on a regular basis, and those reviews can redirect students from one school to another. A neighbourhood that feeds into a particular secondary school today may be reassigned to a different one next year.

Boundary reviews happen for several reasons. New schools open and need to draw students from existing catchments. Older schools close or merge. Enrolment shifts as new housing developments change the population of an area. When a review happens, the board consults with parents and the community, but the final decision rests with the board of trustees.

This means that buying a home specifically for its school catchment carries a risk that the catchment may change during the years your children are in the system. It does not happen frequently, but it does happen, and it is worth understanding before you build your entire property search around a single school.

The Practical Question

For most families moving to the GTA, the question is not "which is the best school?" but "which schools serve the areas we can afford, and are any of them a poor fit?" That is a more productive starting point because it works with the reality of the market rather than against it.

The Ontario Ministry of Education publishes school-level data, including enrolment, class sizes and results from the provincial assessment programme. The Fraser Institute publishes school rankings based on that data, though those rankings are debated among educators. Both are freely available online and worth reviewing, but neither replaces visiting a school.

If you are moving to the GTA from outside Ontario, the catchment system may be unfamiliar. The key points are these. Your home address determines your designated school. The designation comes from the school board, not from proximity. And the designation can change, so it is worth checking the board's current boundary map rather than relying on older information from listing descriptions or neighbourhood guides.

Start with the Address

The right house for your family is not just the right house. It is the right address for the schools your children will attend, the commute you will drive, and the neighbourhood you will live in for years. Getting the school piece right early narrows the search in a useful way and prevents the disappointment of finding out too late that the house you wanted does not serve the school you need.
