How to Track What Your Neighbourhood Is Actually Selling For

October 17, 2026

Most homeowners have no idea what their home is worth until they decide to sell it. At that point they call an agent, get a comparative market analysis, and learn in thirty minutes what the market has been doing around them for the past year.

There is a better way. You can track your own neighbourhood as it trades, month by month, and always know roughly where you stand. You do not need to be a real estate agent to do this. You just need a system.

Step One: Pick Your Boundaries

Start by defining what "your neighbourhood" means in practical terms. This is not the entire city. It is the area where a sale would directly affect the value of your home.

For most homeowners, that means the same subdivision, the same street type (detached, semi, townhouse), and roughly the same size and age of property within about a one-kilometre radius. A four-bedroom detached home built in 1995 on a 50-foot lot is comparable to another four-bedroom detached home of similar vintage on a similar lot. It is not comparable to a new-build townhouse three blocks away, even though they share the same postal code.

Write down the boundaries you are going to watch. Be specific. "The area between Major Mackenzie and Rutherford, west of Bathurst, east of Dufferin" is a useful boundary. "Vaughan" is not.

Step Two: Set Up Your Monitoring

There are several free ways to watch listings and sales in the GTA.

HouseSigma. This is the most useful free tool for Ontario homeowners. It shows active listings, recent sales with sold prices, and historical data going back several years. You can set alerts for a specific area and home type, and it will notify you whenever a new listing or sale appears in your defined zone.

Realtor.ca. This is the public-facing MLS portal. It shows active listings but does not show sold prices. It is useful for seeing what is currently on the market but less useful for tracking what things are actually selling for.

Your agent. If you have an agent you work with, ask them to set up an automated search that sends you new listings and sold data in your area. Most brokerages have tools that do this, and it takes your agent about five minutes to set up. The sold data from your agent will include details that public portals sometimes miss, such as the number of days on market before the sale and any price changes during the listing period.

Step Three: Record the Sales That Matter

Once you are receiving notifications, keep a simple log. A spreadsheet works well, but a notebook works too. For each sale in your defined area, record these fields.

Address. List price. Sold price. Sale-to-list ratio (sold price divided by list price). Days on market. Home type and approximate size. Any notes, such as whether it was renovated, whether it backed onto a busy road, or whether it had a pool.

You do not need to record every sale. Focus on the properties that are most like yours. If you own a three-bedroom semi-detached on a 25-foot lot, a five-bedroom detached on a 100-foot lot two streets over is interesting but not relevant to your value.

Step Four: Look for Patterns, Not Prices

After three or four months of recording sales, you will start to see patterns. These patterns tell you more than any single sale does.

Are sale-to-list ratios rising or falling? If homes in your area were selling at 98 per cent of asking in March and are now selling at 101 per cent of asking, the market is tightening. If the ratio is moving the other direction, the market is softening.

Are days on market increasing or decreasing? A home that sells in ten days is in a different market than one that sells in forty-five days, even if the price per square foot is similar.

Are new listings increasing or decreasing? More listings with the same number of buyers means more competition for sellers. Fewer listings with stable demand means less competition. This is the supply side of the equation and it matters as much as price.

Step Five: Update Your Own Number

Every three months, look at the sales you have recorded and estimate a range for your own property. Not a precise number, just a range. "Based on what has sold nearby in the past three months, my home would likely sell for somewhere between $1.05 million and $1.15 million."

That range will shift over time, and you will see it shift because you have been watching it. When the day comes to sell, you will walk into the listing appointment already knowing roughly where you stand, and you will be able to evaluate your agent's suggested list price against your own data.

Why This Matters Even If You Are Not Selling

Your home is almost certainly your largest financial asset. Knowing its approximate value is not a selling exercise. It is a financial literacy exercise.

It matters when you renew your mortgage, because you need to know your loan-to-value ratio. It matters when you consider a renovation, because you need to know whether you are over-improving relative to the neighbourhood. It matters when you review your insurance, because replacement cost and market value are not the same thing and both change over time.

Ten minutes a month is all it takes. Set up the alerts, record the sales, and review the patterns once a quarter. You will never be surprised by what your home is worth again.
