Monthly averages are useful, but they flatten the picture. The GTA average home sold for $993,410 in August 2026, down 2.7 per cent from the same month a year ago. That single figure covers everything from a studio condo in North York to a detached house in King City, and it tells you very little about what is happening on any given street.
Two statistics cut through the noise better than any other. Sale-to-list price ratio shows how close sellers are getting to their asking price. Listing days on market shows how long it takes to get there. Together, they reveal which parts of the GTA are competitive right now, and which parts are not.
The sale-to-list price ratio, often written as SP/LP, compares the final sale price to the original asking price. A ratio of 100 per cent means the average home sold for exactly what it was listed at. Below 100 means buyers negotiated the price down. Above 100 means homes sold over asking.
Across the entire TRREB reporting area in August 2026, the average SP/LP was 97 per cent. That means, on average, sellers accepted three per cent less than their asking price. But that average masks wide variation depending on where the property sits.
The areas where sellers fared best in August 2026 were concentrated in the eastern parts of the GTA and in specific Toronto districts.
Durham Region stood out. Ajax recorded an SP/LP of 99 per cent with an average of just 28 listing days on market. Whitby came in at 99 per cent with 29 days. Clarington posted 99 per cent with 30 days. In all three, homes moved quickly and sellers gave up almost nothing on price.
Inside the City of Toronto, the east end districts posted similarly strong numbers. Toronto East recorded an SP/LP of 99 per cent with 31 listing days on market, the strongest performance in the city proper.
These are not the most expensive areas in the GTA. They are, however, the areas where supply and demand were most closely matched in August. The arithmetic matters more than the sticker price.
At the other end of the spectrum, several areas saw properties sit well beyond the GTA average of 35 listing days on market.
King posted 61 listing days on market, the longest in the TRREB reporting area, with an SP/LP of 95 per cent. That means the average home in King sat for nearly two months and still sold five per cent below asking. For sellers, that is a significant gap between expectation and result.
Toronto Central, which includes some of the city's highest-priced neighbourhoods, recorded 37 days on market with an SP/LP of 96 per cent. Condo inventory in the downtown core is part of that picture. When there are more units to choose from, individual sellers have less leverage.
Vaughan came in at 33 days on market with an SP/LP of 97 per cent, sitting close to the GTA average. Not struggling, but not outperforming either.
For sellers, the SP/LP ratio is a reality check on pricing strategy. Listing a home in an area where the ratio sits at 95 per cent and expecting to sell at full asking is a plan built on hope, not data. The market will tell you what your home is worth. The question is whether you price with that information or against it.
For buyers, listing days on market signal opportunity. An area where homes average 60 days on market is an area where you have time to negotiate, request inspections and make conditional offers without the pressure of a bidding war. An area at 28 days is a different conversation entirely. You need to be prepared, pre-approved and ready to move.
Both numbers are snapshots of a single month. They shift. An area that was slow in August may tighten in September as the autumn market picks up. But the pattern they reveal, that the GTA is not a single market but a collection of very different local ones, holds true month after month.
The GTA recorded 5,057 sales in August 2026, down 2.1 per cent from the 5,168 sales in August 2025. New listings fell 14.1 per cent to 12,075 and active listings dropped 11.3 per cent to 24,482. The sales-to-new-listings ratio sat at 37.5 per cent, which places the market firmly in buyer territory overall, though not uniformly so.
If you want to understand how these numbers apply to the specific neighbourhood you are buying or selling in, call Danny Macedo at 416-560-4983. The averages tell you the direction. The local data tells you what to do about it.
