The Seasonal Home Maintenance Calendar for GTA Homeowners

September 19, 2026

A house does not tell you when something is wearing out. It just stops working, usually at the worst possible time. The furnace fails in January. The roof leaks in April. The air conditioner gives up in July.

Most of these failures are preventable, or at least predictable, if you follow a seasonal maintenance schedule. This is not a renovation plan. It is a checklist of the inspections and small tasks that protect your home's value and catch problems while they are still cheap to fix.

Spring: March Through May

Spring is inspection season. Winter does damage, and the thaw reveals it.

Walk the exterior and check the foundation for new cracks. Look at the roof from ground level for missing or lifted shingles. Check the gutters and downspouts for blockages and make sure water is draining away from the foundation, not pooling against it.

Test your sump pump by pouring a bucket of water into the pit. If it does not activate, service it before the spring rains arrive. Inspect the grading around the house. Soil settles over time, and if the grade slopes toward the foundation, water will follow.

Inside, replace the batteries in your smoke and carbon monoxide detectors. Check the caulking around windows and doors for gaps. Turn on the outside taps and check for leaks caused by winter freezing. Schedule your air conditioning service before the summer rush, when wait times are longer and prices are higher.

Summer: June Through August

Summer is the season for exterior work. The weather cooperates, and most trades are available.

Inspect the deck or patio for loose boards, popped nails, and signs of rot. Power wash the exterior surfaces, including the driveway and walkways. Check the condition of exterior paint or stain and touch up any areas that are peeling or fading.

Trim trees and shrubs away from the house. Branches that touch the roof or siding create moisture paths and give insects a bridge into the structure. Keep at least a foot of clearance between any vegetation and the exterior walls.

Inside, clean or replace the dryer vent duct. Lint buildup in the vent is one of the most common causes of household fires, and it is one of the easiest to prevent. Check the weather stripping on all exterior doors and replace anything that is cracked or compressed.

Autumn: September Through November

Autumn is preparation season. Everything you do now is aimed at getting through the winter without a service call.

Have your furnace serviced and the filter replaced. A clean filter improves efficiency and extends the life of the system. If your furnace is more than fifteen years old, ask the technician for an honest assessment of how much life it has left. Knowing that number lets you plan a replacement on your schedule rather than in an emergency.

Clean the gutters after the leaves have fallen. Clogged gutters cause ice dams, which cause roof leaks, which cause interior water damage. It is a chain reaction, and clearing the gutters is the cheapest link to break.

Drain and shut off outdoor taps. Disconnect and store garden hoses. If you have an irrigation system, have it blown out before the first frost. Check the attic for signs of moisture, daylight coming through the roof, or evidence of animal activity.

Test your garage door opener's auto-reverse safety feature by placing a block of wood in the door's path. If the door does not reverse on contact, the opener needs adjustment.

Winter: December Through February

Winter is monitoring season. The goal is to catch problems early and prevent ice and water from doing damage.

Check for ice dams along the eaves after heavy snowfall. If icicles are forming, the attic may not be properly insulated or ventilated. Monitor your energy bills for unexpected spikes, which can indicate a failing furnace or poor insulation.

Keep the area around your furnace clear. Nothing should be stored within a metre of the unit. Check exposed pipes in unheated areas, such as the garage or crawl space, and insulate any that are not already wrapped.

If you have a fireplace, make sure the damper is working and that the chimney has been cleaned within the past year. Creosote buildup is a fire hazard, and a blocked flue can send carbon monoxide into the home.

The Value of Keeping Records

Every time you service, replace, or repair something, write it down. The date, the cost, and the name of the contractor. When you eventually sell your home, that maintenance log becomes proof that the property was cared for. It answers the buyer's inspector before the question is asked, and it removes one of the most common reasons a deal falls apart after the inspection.

A well-maintained home is worth more than a neglected one. The difference is not dramatic in any single year, but over five or ten years of ownership, the gap compounds.

If you have questions about your home's condition or want to know which maintenance items matter most before a sale, call me at 416-560-4983.
