Building Up Your Credit Score

Improving your credit score takes time and effort, but because it results in getting the best terms on your mortgage, it is worth it. Here's how you can improve your credit score:

#1 Get a copy of your credit report

The first step to rebuilding your credit score is to get a copy of your credit report. You can request a free copy of your credit report from Equifax or TransUnion in Canada. Review your credit report carefully to identify any errors or inaccuracies that may negatively impact your score. If you find any errors, dispute them with the credit bureau.

#2 Pay down your debts

While having debt - if you are paying it off on time - helps you build your credit score, the amount of debt you have limits the amount you can borrow. If you have high credit card balances or other debts, work on paying them down as quickly as possible. If you're using a significant amount of your available credit, this may suggest that you are overextended and may struggle to make payments. The less debt you have, the better your credit utilization ratio will be, which can help improve your credit score.

#3 Start budgeting to pay your bills on time

Start paying your bills on time with no exceptions. Make this the #1 priority each month. Creating a monthly budget helps you take care of your financial health. You can use a budgeting app or a Google or Excel sheet to plan your expenses.

#4 Seek professional help

If you are struggling to rebuild your credit score, consider seeking professional help from a credit counselor or financial advisor. They can help you develop a plan to improve your credit score, manage your debts, and create a budget.

How to Avoid a Money Pit:

Be on the Lookout for these 6 Warning Signs That Could Mean Expensive Repairs...

Roof

Leaks are the most common problem with roofs, and are tough to detect from outside. However, from inside an attic, you can often see water marks where there is a leak.

Plumbing System

Make sure you are confident that both water systems: the one that brings fresh water in and the one that takes sewage out are functioning well before signing on the dotted line.

Electrical Systems

Before you agree to buy you should make sure that you can run all of the appliances you want to and even power tools at the same time without having a power failure.

Heating and Cooling Systems

Be sure to thoroughly inspect the heating and air conditioning systems in any home you are considering purchasing.

Bad Paint and Signs of Rotting

The paint inside and outside the house can reveal a lot about the condition of the underlying material. Check several places on several walls, using your eyes and a screwdriver for poking.

Cracks and other important signs

Cracks in walls, doors not closing properly and uneven floors can all be signs that there is a problem with the foundation. If the foundation is not strong, the entire house could literally collapse, so you should carefully check for these signs.

Renting First or Buying Straight Away When You Move to the GTA

September 18, 2026

If you are moving to the Greater Toronto Area from another city or another country, the first question is not which neighbourhood to live in. It is whether to rent first or buy straight away. Both choices have a cost, and neither is obviously right. The answer depends on your timeline, your savings, and how well you already know the market.

Here is the arithmetic on each side.

The Case for Renting First

Renting gives you time. Time to learn which neighbourhoods suit your commute, your children's schools, and your daily routine. Time to watch the market through a full season and understand how pricing works in the GTA before you commit the largest purchase of your life.

A one-bedroom rental in the City of Toronto currently runs between $2,200 and $2,800 per month depending on location and building. A two-bedroom ranges from $2,800 to $3,500. A three-bedroom townhouse in the 905 suburbs sits closer to $2,500 to $3,200.

Those are real costs, and they do not build equity. But they are also predictable, and they end when you choose. If you rent for twelve months at $3,000, the total cost is $36,000. That buys you a year of market knowledge and the ability to make an informed offer when you are ready.

The risk is that prices move up during that year. In a market where the average price has actually dipped 2.7 per cent year over year as of August 2026, that risk has been low over the past twelve months. Whether it remains low depends on factors no one can predict with certainty.

The Case for Buying Immediately

Every month you rent is a month your housing cost builds nothing. If you arrive with the savings for a down payment, a pre-approval from a Canadian lender, and a clear idea of where you want to live, there is no financial reason to wait.

The GTA average selling price in August 2026 was $993,410. A 20 per cent down payment on that figure is $198,682. At the current five year fixed mortgage rate of 6.09 per cent, the monthly payment on the remaining $794,728 over 25 years is approximately $5,127.

If you are arriving from a market where you sold a home, you may already have the equity. If you are arriving from a rental market or from overseas, assembling that down payment is the first hurdle, and it is worth addressing before you start viewing properties.

The advantage of buying immediately is that you lock in today's price and today's rate. You begin building equity from month one. And you avoid the disruption of moving twice, once into a rental and again into a purchased home.

The Hidden Costs on Both Sides

Renters face moving costs, last month's rent deposits, and the risk of rent increases on renewal. Ontario's rent increase guideline applies only to units occupied before November 15, 2018, or to purpose-built rental buildings. Many newer condos and townhouses are exempt, and your landlord can raise the rent to whatever the market will bear when your lease renews.

Buyers face land transfer tax, which in the GTA is substantial. Ontario charges a provincial land transfer tax on every purchase. The City of Toronto adds a municipal land transfer tax on top. On a $993,410 purchase in Toronto, the combined land transfer tax is roughly $32,000. Outside the city, in York Region or Peel Region, you pay only the provincial tax, which is roughly $16,000 on the same price.

First time buyers qualify for rebates on both the provincial and municipal land transfer taxes, which can reduce the upfront cost by up to $8,475 combined. But if you have owned a home anywhere in the world before, those rebates are not available.

Add legal fees, a home inspection, title insurance, and potential adjustments for property tax and utility prepayments. The total closing cost for a buyer in the GTA typically runs between $35,000 and $55,000 above the down payment, depending on the property and the municipality.

A Framework for Deciding

If you have the down payment, a pre-approval, and you already know the neighbourhood you want, buying immediately saves you the cost and disruption of renting. If any one of those three pieces is missing, renting for six to twelve months is the more sensible path.

There is no penalty for taking your time in a balanced market. The GTA in August 2026 had 4.6 months of inventory, which is neither a seller's market nor a deep buyer's market. Homes are available, and the pace of sales is not so fast that waiting a few months will cost you an opportunity.

What will cost you is buying in a neighbourhood you do not understand, at a price you have not verified against comparable sales, under time pressure you imposed on yourself.
