Staging is the process of arranging furniture, art and accessories in a home so that buyers can picture themselves living there. It is not decorating. The difference matters. Decorating reflects the owner's taste. Staging removes the owner's taste entirely and replaces it with something neutral enough that the widest possible range of buyers can project their own life onto the space.
A well staged home photographs better, shows better, and sells with less friction. The debate is not whether staging works. The debate is how much of it you actually need.
The living room, the primary bedroom and the kitchen are the three rooms that drive the buying decision. If you are going to stage anything, stage those. A buyer who walks into a well presented living room with a clear sense of scale, comfortable furniture and good light will feel differently about the rest of the house than one who walks into a room full of somebody else's family photographs and oversized sectional.
The primary bedroom is the second most important room because it is the most personal. Buyers need to see it as theirs, not yours. Neutral bedding, minimal furniture, and nothing on the nightstand that reminds them they are standing in a stranger's bedroom.
The kitchen sells itself if it is clean, uncluttered and well lit. Staging a kitchen usually means removing things rather than adding them. Clear the worktops. Take the magnets off the fridge. Put the small appliances away. If there is a breakfast bar, two stools and nothing else on the surface.
Bathrooms rarely need professional staging. Clean grout, fresh towels and an empty vanity top do more than anything a stager would bring in. The cost of staging a bathroom is almost never recovered in the sale price.
Children's bedrooms and spare rooms can be decluttered and cleaned without being staged. Buyers understand that children live in houses. What they do not want to see is chaos. A tidy room with a made bed is enough.
Garages, basements and utility rooms do not need staging. They need to be clean and accessible. A buyer opening a garage door wants to see the floor and the walls, not a curated workshop display.
The garden does not need staging in the traditional sense, but it does need tidying. Mow the lawn, trim the edges, clear the patio furniture, and make sure the front entrance looks intentional rather than neglected. This is curb appeal, and it costs almost nothing.
If you are living in the home while it is on the market, full staging is not practical. You cannot live in a show home. What you can do is edit. Remove a third of your furniture, a third of your personal items, and all of your clutter. Store it off site if you can, in the garage if you cannot.
The most effective staging for an occupied home is subtraction. Every item you remove makes the rooms feel larger, the surfaces cleaner, and the light better. It costs nothing beyond the effort, and it changes the way the home photographs, which is where most buyers make their first decision about whether to book a showing.
If the home is vacant, staging becomes more important, not less. An empty room photographs badly. It looks smaller than it is, colder than it is, and gives the buyer nothing to anchor their sense of how the space works. A vacant home with no staging often sits longer than a furnished home that has been edited.
A consultation, where a stager walks through and tells you what to move, remove and rearrange using your own furniture, typically costs between $300 and $600. This is the highest value option for most occupied homes.
Full staging with rented furniture for a vacant home runs from $3,000 to $8,000 or more depending on the size of the property and the duration of the rental. The rental is typically for 60 to 90 days. If the home sells quickly, the cost per day is low. If it does not, the rental extends and the cost climbs.
Virtual staging, where empty rooms are digitally furnished in the listing photographs, costs $100 to $300 per image. It helps online but creates a jarring disconnect when the buyer arrives at an empty house. Use it as a supplement, not a substitute.
Staging does not fix a pricing problem. If your home is overpriced, staging will make it a well presented overpriced home, and it will still sit. The listing photograph sequence, which we covered in a recent post, matters more than any single piece of furniture.
Where staging earns its cost is in the first impression, online and in person. A buyer who feels good walking through the front door is a buyer who writes an offer with fewer conditions and less hesitation. That is the return on investment, and it is real, but only when the price is already right.
If you are preparing to list and want an honest view of what staging would and would not do for your specific property, call me at 416-560-4983. I will walk through with you and tell you where the money is worth spending and where it is not.
