Thirty-Two Days or Forty-Five? How to Read Days on Market Before You List

All figures in this article are taken from the Toronto Regional Real Estate Board Market Watch report for July 2026, released on 6 August 2026. Averages describe a whole area over a single month. They do not describe your house.

Every month TRREB publishes two different days-on-market figures, and most people quoting them do not distinguish between the two. The difference matters more than the numbers themselves.

What the two figures mean

Average LDOM measures days on market from the most recent listing date. If a property is listed, taken off the market, and listed again, the clock restarts.

Average PDOM measures days on market from the first listing date in the current sequence. The clock does not restart.

The gap between the two is, in effect, a measure of how much relisting is happening. When properties sell quickly at their first attempt, the two figures sit close together. When properties are being pulled and relaunched, PDOM runs well ahead of LDOM.

July 2026 across the GTA

Across all TRREB areas in July 2026, average LDOM was 32 days and average PDOM was 45 days. A gap of 13 days.

A year earlier, in July 2025, those figures were 30 days and 40 days, a gap of 10 days.

So LDOM rose 6.7 per cent year over year, and PDOM rose 12.5 per cent. The second number rose roughly twice as fast as the first.

That is not a small technical detail. It means the increase in selling time is being driven disproportionately by properties that did not sell on their first attempt.

Where the gap is widest

The spread varies sharply by area. July 2026 figures:

  • City of Toronto: LDOM 32, PDOM 37, gap of 5 days
  • Toronto W04: LDOM 30, PDOM 33, gap of 3 days
  • Toronto W08: LDOM 33, PDOM 36, gap of 3 days
  • Vaughan: LDOM 34, PDOM 54, gap of 20 days
  • Richmond Hill: LDOM 37, PDOM 50, gap of 13 days
  • Aurora: LDOM 34, PDOM 57, gap of 23 days
  • King: LDOM 55, PDOM 71, gap of 16 days

Look at Vaughan and the City of Toronto side by side. Their LDOM figures are almost identical, 34 days against 32. Their PDOM figures are 54 days against 37.

If you quoted only LDOM, you would conclude the two markets were behaving the same way in July. They were not. In Vaughan, considerably more properties were going through a second attempt.

What this tells you about pricing

A large gap between PDOM and LDOM is what a mispriced launch looks like in aggregate. A property comes to market above what buyers will pay, sits, gets withdrawn, and comes back at a different number. The LDOM clock resets. The PDOM clock does not.

The cost of that sequence is not only time. Across all TRREB areas in July 2026, sellers achieved 97 per cent of asking price on average. In Aurora it was 95 per cent, and in King 94 per cent. Those are the two areas on the list above with the widest PDOM to LDOM gaps.

The pattern is consistent with what you would expect. Areas where more properties need a second attempt are also areas where sellers finish further below their asking price.

Three questions to ask before you list

  1. What is the PDOM figure for my municipality, not just the LDOM figure?
  2. Of the comparable properties used to set my price, how many sold on their first listing and how many were relisted?
  3. If my property does not have an offer by the average LDOM for my area, what specifically will we do differently, and on what date?

The third question is the one worth writing down before you sign anything. Deciding in advance what happens at day 34 is a different exercise from deciding it at day 34, when the decision is emotional and the market has already told you something you did not want to hear.

One caution on the numbers

These are averages across every property type in an area over a single month. A detached house in one pocket of Vaughan and a condominium apartment in another are both inside that 34 day figure. Use it to set expectations and to frame the conversation. Do not use it to predict your own timeline to the day.
